Position Summary: Under the direction of the Director of Business Development or Project Manager II, the Associate Project Manager’s primary responsibility is to assist with a full range of real estate development functions in order to ensure project deadline requirements and budget guidelines are met.

Key Responsibilities:

  • Review and prepare draft responses to Request for Proposals (RFP) from cities and public agencies to develop new and innovative affordable housing projects.
  • Conduct comprehensive due diligence for property acquisitions and predevelopment of new affordable housing projects.
  • Collaborate with the Project Managers across all developmental phases, including financial feasibility analysis, stakeholder and community engagement, design development, financing, construction oversight, and lease up, ensuring seamless execution and achievement of key milestones.
  • Draft loan and funding applications for private and public funding agencies, ensuring competitive positioning and alignment with funding priorities.
  • Lead negotiations and manage relationships with attorneys, lenders, investors, and escrow/title companies to facilitate timely and accurate loan closings, ensuring all legal and financial documentation meets regulatory and organizational standards.
  • Establish, monitor and optimize project tasks, processes, schedules and deadlines, ensuring alignment with organizational goals, regulatory requirements, and industry standards.
  • Lead the review, negotiation, and approval of consultant contracts for affordable housing projects, ensuring clarity of scope, budget, and deliverables, and holding partners accountable for high-quality outcomes.
  • Facilitate the plan check and entitlement process, proactively securing all necessary clearances and permits to advance project timelines.
  • Support Project Managers' financial modeling efforts by conducting in-depth research and analysis of jurisdictional fees, utility costs, and other critical inputs to inform project proformas and investment decisions.
  • Prepare, maintain, and submits accurate funding draw requests for acquisition, predevelopment, and construction phases, ensuring compliance with institutional requirements and supporting organizational cash flow management.
  • Maintain comprehensive, organized, and up-to-date project files and documentation, fostering transparency, accountability, and readiness for audits or stakeholder review.
  • Additional related tasks, projects and responsibilities as assigned by Project Manager(s) and/or the Director of Business Development.

Desired Skills and Qualities:

  • General knowledge and understanding of real estate development concepts and affordable housing finance
  • Knowledge of local, state and federal housing financing programs, including Low-income Housing Tax Credits (LIHTC), Tax-Exempt Bond financing, and assorted programs administered by local and state agencies such as HCD, HCID, LACDA, etc.
  • Proficiency with Microsoft Excel and Microsoft Word. Ability to read, analyze, and interpret financial reports and legal real estate documents
  • Capacity to handle multiple tasks simultaneously in an organized, efficient, and timely manner and successfully meet project deadlines. Excellent organizational, time management, and problem-solving skills
  • Strong verbal communication skills and clear writing ability
  • Self-starter, able to take initiative, and work independently with little or no supervision
  • Need to work well in a high-pressured environment
  • Ability to exercise discretion and use independent judgement during the course of performing the duties of the position
  • Maintain and execute confidential information according to HIPAA standards
  • Obtain and maintain CPR/First Aid Certification
  • Ability to pass post-offer Tuberculosis (TB) clearances
  • Travel is a regular duty for this position and is required 15% of the time
  • Use of a personal vehicle to travel between worksites and other locations is required
  • Must have and maintain a valid California Driver’s License and insurance in good standing
  • Ability to work a 9/80 work schedule
  • Master’s degree from an accredited college or university in a relevant field, such as urban planning, public administration, business administration, or real estate development is required or the equivalent in work experience.
  • At least one (1) year of relevant professional experience in one or more of the following areas:
  • Affordable housing or real estate development
  • Project management (preferably in housing, construction or nonprofit sectors)
  • Urban planning or community development
  • Housing public policy
  • Housing finance, including experience with public and private funding sources (e.g., Low-Income Housing Tax Credits, HUD programs)
