Holos seeks a full-time Asset Manager to be responsible for overseeing the portfolio management and administration of Holos’ operating properties to ensure long term performance, regulatory and investor compliance, and quality of life for Holos’ housing development projects and its tenants.
This position works under the Director of Asset Management and will work closely with the organization’s accounting, operations, and real estate development teams.
SUPERVISORY RESPONSIBILITIES
The Asset Manager is responsible for supervising third party property managers contracted at Holos’ properties.
Objectives and Responsibilities:
- Portfolio Management
- Regularly visit (minimum 2/month) and inspect all Holos properties, including those in predevelopment and construction to ensure assets are well maintained
- Serve as day-to-day contact for third party property management companies and service provider teams for all Holos properties
- Coordinate initial project lease ups with Community Development Coordinator and lead all re-leasing activities for Holos.
- Provide feedback based on operating projects to the development teams to continuous improvement in our developments
- Financial Oversight
- Analyze monthly properties financial reports, including aged receivables, prepare budget variance reports for senior staff and board, recommend strategies to improve performance
- Ensure compliance with all regulatory agencies and funders, including welfare tax exemptions, property tax returns, and business license renewals, audited financial statements (as required), annual tax returns, annual operating budgets, residual receipt calculations, etc.
- Prepare and submit annual budgets, projections of cash flow, and residual receipt calculations for all Holos properties
- Relationships & Leadership
- Maintain a working knowledge and schedule of regulatory agreements, financing documents, and compliance reporting that apply to Holos’ portfolio
- Represent Holos in monthly supportive service meetings with service providers and property managers for each property.
- Professionally represent Holos to lender, investor, and public asset managers, regulators, and vendors
Requirements:
- Passion for and support of Holos’ mission and a passion for innovation
- Critical thinking skills and the ability to make reasoned decisions with limited information
- Well organized and detail oriented, displaying excellent analytical skills and problem-solving abilities. Able to handle multiple demands simultaneously in an organized and efficient manner.
- Proficient in Microsoft Office suite (Outlook, Word, Excel, PowerPoint)
- Bachelor’s degree in business, Finance, or a related field. is preferred but may be substituted by at least 5 consecutive years in an applicable field.
- Three years’ experience working with state and local housing financing programs, affordable housing regulatory compliance, and private lending programs.
- Certification as an Asset Management Specialist (AMS) and CHAM designations through the Consortium for Housing and Asset Management strongly encouraged
- Proof of ability to work in the United States.
- Must have and maintain a valid California driver's license and auto insurance at all times and have the availability of an insured vehicle to travel within the Company’s service area.
Work Environment:
This position is based in our North Hollywood office five days per week. Occasional remote work is permitted, and when conducting site visits or property inspections, in-office presence is not expected if it would create unnecessary travel. Salary and Benefits:
- $70,000-90,000 annual salary, DOE

- 12 Days Sick time per year (prorated for partial years) per the Employee Handbook
- The ability to accrue 10 days paid vacation per year, in accordance with the employee handbook
- The ability to participate in the organization’s 403b retirement plan and receive an employer match of your contributions up to 4% of your annual salary
