Position Overview
The Maintenance Technician Level 3 is responsible for maintaining and keeping apartment properties in a safe and attractive condition. This senior-level position performs advanced maintenance and repair tasks across multiple building systems and requires expert-level technical knowledge. Responsibilities include diagnosing complex problems, implementing effective solutions, and ensuring regulatory compliance and safety. This technician plays a lead role on projects, mentors less experienced staff, and contributes to planning and prioritizing work. Strong documentation, decision-making, and customer service are essential to success in this role.
Compensation and Benefits
The compensation is $29.00 - $33.00. The Maintenance Technician is eligible for the following benefits:

Essential Position Responsibilities
- Tracks and manages daily assigned work order load using Yardi, including planning and prioritizing based on urgency and resident needs
- Coordinates and communicates directly with residents to schedule and complete work efficiently and with minimal disruption
- Gathers appropriate tools, materials, and equipment needed for advanced repair or installation tasks
- Independently performs complex repairs and maintenance in plumbing, electrical, carpentry, HVAC, and structural systems, ensuring high-quality outcomes
- Troubleshoots and diagnoses building system failures, implementing effective and long-lasting repairs using sound technical judgment
- Writes comprehensive and detailed notes of work performed, contributing to accurate maintenance histories and compliance documentation
- Closes work orders in Yardi with full documentation and follows up on pending or multi-stage repairs
- Returns tools and materials to storage, helping maintain an organized and ready-to-use inventory
- Conducts regular inspections of units, buildings, and common areas, proactively identifying maintenance needs and initiating corrective action
- Participates in and occasionally leads the inspection, installation, maintenance, and replacement of major systems and components, including HVAC, electrical panels, plumbing mains, and structural reinforcements

Education and Experience
- High School Diploma required
- 5-8 years of full-time experience in implementing solutions for plumbing, electrical, HVAC, carpentry, painting, drywall, general repairs, or masonry in multifamily apartments or similar facilities
- Certifications in plumbing, electrical, or HVAC are a plus
Supervisory Responsibilities
This position does not supervise others but assists more experienced technicians as directed.
Physical Requirements
- Must be able to lift and/or move up to 25 pounds to shoulder height, and up to 50 pounds to waist height
- Frequently required to stand, walk, sit, reach with hands and arms
- Good vision and general physical conditioning required
Work Environment
This position performs work in occupied apartments and buildings the majority of the time, with occasional office or administrative tasks.
Travel Requirements
- Must have use of a vehicle to regularly travel to Community Corp. properties, hardware stores, and supply stores within the service area
- Must possess and maintain a valid California driver’s license and legally required insurance
- Must maintain a satisfactory driving record and agree to DMV pull report
