Position Overview -
We are seeking a highly skilled and experienced Maintenance Technician Level 3 to serve as a senior member of our maintenance team. This role is ideal for a technician with advanced technical expertise who can independently diagnose complex issues, lead projects, and mentor junior staff.
You will play a critical role in maintaining the safety, functionality, and quality of our apartment communities while contributing to long-term planning, system improvements, and operational excellence.
Compensation and Benefits -
Hourly Rate: $29.00 – $33.00

Essential Position Responsibilities -
- Manage and prioritize daily work orders using Yardi, ensuring timely and high-quality completion
- Coordinate directly with residents to schedule work and minimize disruption
- Prepare tools, materials, and equipment for complex repairs and installations
- Perform advanced maintenance across multiple systems including plumbing, electrical, HVAC, carpentry, and structural components
- Diagnose and resolve complex building system issues using strong technical judgment
- Document work thoroughly to maintain accurate maintenance records and support compliance
- Close out work orders in Yardi with complete and detailed documentation
- Monitor and follow up on ongoing or multi-stage repairs
- Maintain organized tools, equipment, and inventory
- Conduct routine and preventative inspections of units and common areas
- Lead or assist with major system repairs, replacements, and capital improvement projects
- Mentor and support junior technicians, sharing knowledge and best practices

Education and Experience -
- High school diploma required
- 5–8 years of hands-on experience in maintenance trades (plumbing, electrical, HVAC, carpentry, painting, drywall, masonry, etc.) in multifamily housing or similar environments
- Relevant trade certifications are a plus
Supervisory Responsibilities -
- This position does not supervise others but assists more experienced technicians as directed.
Physical Requirements -
- Ability to lift up to 25 pounds to shoulder height and up to 50 pounds to waist height
- Frequent standing, walking, sitting, and reaching
- Good vision and overall physical conditioning required
Work Environment -
- Work is primarily performed in occupied apartments and residential buildings
- Occasional administrative or office-related tasks as needed
- Regular interaction with residents in a customer-service-focused environment
Travel Requirements -
- Must have use of a vehicle to regularly travel to Community Corp. properties, hardware stores, and supply stores within the service area
- Valid California driver’s license and required insurance
- Must maintain a satisfactory driving record and consent to DMV pull report
