Position Overview
The Maintenance Technician Level 2 is responsible for maintaining and keeping apartment properties in a safe and attractive condition. This intermediate-level position performs a wider range of maintenance tasks with greater independence and problem-solving responsibilities. Tasks may include troubleshooting, and collaborating with Tech Level 3 on complex systems. performing standard repairs, and some specialized maintenance. The technician is expected to have intermediate technical skills and knowledge of various systems and may provide guidance to less experienced technicians. This role includes keeping accurate records of work performed and providing excellent customer service.
Compensation and Benefits
The compensation is $25.00 - $29.00. The Maintenance Technician is eligible for the following benefits:

Essential Position Responsibilities
- Tracks and prioritizes daily assigned work order load using Yardi, ensuring timely and efficient task completion
- Schedules and coordinates work appointments with residents, maintaining professionalism and clear communication
- Gathers and prepares all necessary tools, equipment, and materials before job execution
- Independently assesses, prioritizes, and performs plumbing, electrical, carpentry, and other general repair tasks with minimal supervision
- Writes detailed and accurate notes of work performed to ensure clarity and follow-through
- Completes and closes work orders in Yardi promptly with complete documentation
- Returns tools and unused materials to proper storage, maintaining inventory integrity
- Proactively monitors and evaluates the condition of units, buildings, and common areas, reporting and addressing any observed maintenance needs
- Ensures incomplete work is appropriately documented and followed up until resolved
- Participates in inspection, diagnostics, installation, and repair of essential building systems, including electrical, HVAC, and plumbing components, contributing to the long-term upkeep and safety of Community Corp properties

Education and Experience
- High School Diploma required
- 2-4 years of full-time experience in implementing solutions for plumbing, electrical, HVAC, carpentry, painting, drywall, general repairs, or masonry in multifamily apartments or similar facilities
- Certifications in plumbing, electrical, or HVAC are a plus
Supervisory Responsibilities
This position does not supervise others but assists more experienced technicians as directed.
Physical Requirements
- Must be able to lift and/or move up to 25 pounds to shoulder height, and up to 50 pounds to waist height
- Frequently required to stand, walk, sit, reach with hands and arms
- Good vision and general physical conditioning required
Work Environment
This position performs work in occupied apartments and buildings the majority of the time, with occasional office or administrative tasks.
Travel Requirements
- Must have use of a vehicle to regularly travel to Community Corp. properties, hardware stores, and supply stores within the service area
- Must possess and maintain a valid California driver’s license and legally required insurance
- Must maintain a satisfactory driving record and agree to DMV pull report
