Position Summary
Under the supervision of the Senior Director of Housing Development and working closely with Project Managers, the Associate Project Manager will work on a broad range of real estate development and related activities, including but not limited to: preparation and completion of financing applications and proposals; entitlements for proposed projects; coordination of architectural designs; preparation of project budgets and schedules; and oversight of projects under construction.

Essential Position Responsibilities

  • Assists the Project Managers with tasks associated with the financing, design and construction of affordable rental housing.
  • Coordinate, prepare, and complete financing applications and proposals to various private and public funding agencies.
  • Assist with financing closings including working with attorneys, lenders, investors, and title companies in the coordination and delivery of due diligence, legal, and financial documents.
  • Assist in preparing project budgets, cash flow projections, and project schedules.
  • Assist with acquisition of real estate.
  • Assist with oversight and reporting during the construction phase.
  • Support Project Managers during permanent financing conversions.
  • Assist in ongoing collaboration with the Asset Management Department.
  • Assist in strategizing and coordinating with other departments to make sure that programmatic issues are adequately addressed.
  • Provide administrative support to Project Managers and the Development Team.
  • Perform other duties as may be required to further the Company’s mission.

Required Education and Experience
Bachelor’s degree required. Minimum of one year of relevant experience in urban planning, housing development, real estate development, business, finance or a related field is preferred.

Required Competencies

  • Proficiency with MS Outlook, MS Teams, Intermediate Excel, MS word, intermediate level Adobe PDF, file management software, etc.
  • Communicates and collaborates effectively with colleagues, leadership, and external parties.
  • Able to work in a dynamic environment, adjusting to new regulations, systems, and organizational needs.
  • Ability to prioritize tasks, meet deadlines, and have excellent organizational skills.

Physical Requirements
This position requires daily use of office equipment. May need to lift up to 40 pounds. HCHC recommends employees be vaccinated for COVID-19.

Work Environment
HCHC has a hybrid work environment and requires staff to be in the office multiple days per work week. During remote workdays, the employee must maintain a professional decorum and be available during regular business hours and use email, phone, and virtual meetings to ensure effective communication and collaboration with colleagues and outside parties. The employee must be able to keep focused in an environment with interruptions and distractions.

Travel Requirements
Frequent travel within Los Angeles County for construction site visits and meetings with government agencies and the professionals involved in each project. Must have and maintain a valid driver’s license and insurance as required by law. Must have a vehicle and be able to drive between sites.

Salary Range
$31.25 – $36.00 per hour ($65,000 – $74,880 annually). Hiring rates are determined by skills, knowledge, experience, and internal equity.
