Our unique holistic approach to homelessness combines community engagement, advocacy, world-class technology, and a strong dose of pragmatism across five critical areas of need: Prevention, Services, Shelter, Housing, and Technology.
The flagship initiative of our Housing pillar is the Better Angels Affordable Housing Fund, a for-profit subsidiary of Better Angels. The Fund partners with developers to finance and deliver affordable housing across Los Angeles County. The Fund is focused on demonstrating the efficacy–in terms of speed, cost and quality–of utilizing private sector financing to fund private sector developers to build net new affordable housing.
Position Summary
The Capital Markets Associate will play a key role in supporting the growth and execution of the Better Angels Affordable Housing Fund. This position bridges capital raising, investor relations, and capital markets functions. The ideal candidate is analytically strong, organized, collaborative, and passionate about affordable housing and mission-aligned investing.
Key Responsibilities
Investor Relations & Capital Raising
- Identify, research, and track prospective limited partners (LPs), including high net worth individuals, family offices, foundations, and institutional investors
- Develop high-quality investor collateral such as pitch decks, PPMs, impact reports, and quarterly updates
- Support fundraising processes, including data room management, diligence requests, and investor follow-ups

Capital Markets & Financing
- Coordinate with debt brokers and lenders to secure project-level and portfolio-level financing
- Support negotiations of term sheets and credit agreements in coordination with legal and development teams
- Track loan covenants, compliance timelines, and refinancing opportunities
Financial Analysis & Due Diligence
- Build and maintain financial models for fund-level and project-level performance
- Support internal and external due diligence processes, including compiling underwriting materials, investment committee memos, data requests, and financial summaries
- Collaborate with acquisitions, asset management, and legal teams to evaluate and underwrite potential investments
Qualifications
- 2–5 years of experience in real estate investment, investment banking, affordable housing finance, or a related capital markets role
- Strong financial modeling and quantitative skills (Excel/Sheets proficiency required)
- Familiarity with affordable housing financing structures (tax-exempt bonds, soft debt, etc.) is a plus
- Excellent communication and presentation skills, especially with investor-facing materials
- Strong organizational skills and attention to detail
- Passion for mission-driven investing and solving the housing crisis
Compensation
- Base Salary: $85,000–$105,000, commensurate with experience
- Bonus: Performance-based annual bonus

- Location: Hybrid position based in Los Angeles, with site visits throughout each month
